A $1B+ mixed-use development required financial validation for the for the residential program during the concept phase.
Challenge

Solution
We created a cost-optimization model that integrates complex variables—including architectural plans, building code, and construction data. Our analysis modeled the marginal cost and efficiency of each additional floor, linking it directly to projected Net Operating Income (NOI) and Yield on Cost.

Ground Up Multi Family Pro Forma
A new multi-family development, conceived in a high-growth urban neighborhood, had advanced to the initial concept design stage.
Challenge
The project lacked the institutional-grade financial underwriting needed to validate return metrics, making it impossible to secure financing or commit further capital.
Action
We developed a fully dynamic pro forma, integrating a detailed development budget, a logic-driven construction schedule, 30-year operational cash flow projections, and a multi-tiered financing structure.
Result
The model provided a clear and defensible financial roadmap. This underwriting identified the design goals to get to the desired IRR and gave stakeholders the confidence needed to proceed into design.


Zoning and Cost Calculator
The conventional process for evaluating land required site-by-site analysis from specialized consultants, making it slow to assess multiple opportunities.
Challenge
This inefficiency in assessing a parcel's "by-right" development potential and associated hard costs created a significant bottleneck, causing valuable acquisition opportunities to be missed.
Action
​We developed a proprietary analytical tool that instantly applies complex local zoning guidelines to any given parcel. The calculator determines the maximum buildable envelope and generates a preliminary hard cost estimate based on the building's form factor.
Result
The tool transformed a weeks-long evaluation process into a matter of minutes. This breakthrough in efficiency empowered stakeholders to analyze dozens of potential sites rapidly, leading directly to the formation of a new, multi-project development partnership.
