Historic Rehab MEP Coordination
As construction managers for a landmark $300M+, 480,000 SF historic rehabilitation, we were responsible for overseeing core and shell, fit out, and F&B construciton activities.
Challenge
At a critical project phase, a leadership gap with the general contractor jeopardized the installation of the building's highly complex MEP systems, putting the entire project at immediate risk of significant schedule slippage.
Solution
We intervened by taking direct leadership of the MEP coordination process. We established and led weekly working sessions with all subcontractors to meticulously map system dependencies and create a new, fully integrated schedule for the final year of construction.

Our direct intervention and rigorous scheduling ensured the successful installation, integration, and commissioning of all systems ahead of the substantial completion date, preventing months of potential delays and millions of dollars in associated costs.
Fire Alarm Permit Resolution
In the final week of a complex, multi-agency low-income housing renovation, a critical permit issue unexpectedly halted all progress toward completion.
Challenge
Elevator recall tie in was denied due to missing documentation for the building's existing fire alarm system. This single issue created an indefinite delay, jeopardizing the project's schedule and potentially adding over $1M in additional work.
Solution
We immediately launched a multi-front investigation, coordinating with subcontractors, city agencies, and previous owners to reconstruct the system's history. We served as the central point of contact, presenting a formal case to the chief inspector while managing stakeholder pressure from all government and financial partners.
Value Delivered
Our expert negotiation and deep-dive research resulted in the city re-permitting the system under a previous code. This creative solution resolved the impasse, securing substantial completion and saving the project from $1M dollars in added work an additional $1M in potential penalties.


Historic High-Rise Stabilization
Following the acquisition of a landmark, but long-abandoned, historic high-rise, immediate intervention was required to address decades of severe neglect and deterioration.
Challenge
The asset was actively deteriorating from a flooded basement, a compromised roof, and widespread environmental hazards. The immediate challenge was to arrest the decay, mitigate all safety liabilities, and preserve the building's underlying value.
Action
We developed and executed a surgical stabilization program focused on asset preservation. The scope included comprehensive environmental abatement, critical repairs to the roof and façade to establish a watertight envelope, and the strategic demolition of non-essential structures while carefully salvaging key historic elements.
Result
Our program successfully halted the building's decay, eliminating significant liabilities and preventing further water damage. This strategic intervention preserved the asset's historic character and maximized its flexibility for future redevelopment, securing the long-term value of the investment.
Multi Family Creative Solutions
An 18-month, occupied rehabilitation of a 365-unit low-income housing portfolio, spanning two large and logistically complex sites in Milwaukee.
Challenge
The project required significant safety and quality-of-life upgrades for residents but was constrained by a rigid budget that limited the scope for improvements.
Action
We implemented a rigorous value engineering and cost-management strategy. This involved salvaging and repurposing infrastructure, sourcing cost-effective architectural and mechanical substitutions, and leading the redesign of security systems to reduce long-term operating expenses for the property.
Result
Our meticulous budget tracking and proactive value engineering generated over $1.5 million in project savings. These funds were strategically reinvested into the property for site-wide betterments, resulting in a higher-quality asset, enhanced resident safety, and a financially successful project that exceeded all original expectations.


Historic Office Core & Shell Rehab
We were engaged as the new construction manager just as a historic office gut-rehab was heading into construction, tasked with steering a project already facing significant uncertainty.
Challenge
The project’s design was based on minimal field investigation. Immediately upon starting demolition, numerous structural and MEP plans were proven to be unfeasible, requiring constant, real-time redesign during active construction.
Action
We implemented a proactive design-assist and field investigation process. This involved leading specialized working groups of engineers and subcontractors to redesign critical components on the fly, including resolving unforeseen structural conflicts, re-planning the elevator modernization, and re-engineering historic element integrations.
Result
Despite the extensive in-field redesign required, our rigorous management and proactive problem-solving successfully navigated every obstacle. The complex core and shell project was delivered on schedule and on budget, a direct result of our ability to manage a dynamic and challenging construction environment.
