A landmark of the Detroit skyline, this historic icon was ambitiously revitalized through a complex adaptive reuse strategy. The program successfully integrates 229 luxury residential units, a 117-key hotel, seven distinct food and beverage offerings, and 38,000 square feet of white-box office space, all tied together with a fully activated alley and lobby. As the owner’s representative, we directed the construction execution and led the MEP coordination when it fell behind schedule. We succeeded in safeguarding ownership’s financial and creative interests while ensuring the project's ambitious vision was realized without compromise.

The project was executed under a Low-Income Housing Tax Credit (LIHTC) framework, requiring the remediation of significant deferred maintenance and unforeseen structural conditions. As the owner's rep, we provided hands-on construction oversight, ensured contractor contractual obligations, and actively mitigating budget risks while addressing critical property deficiencies.
